Cypress is a Garden Grove JADU garage conversion plus detached ADU by FGRED — 700 sq ft 2BR ADU and 478 sq ft 1BR JADU on a single property.

Cypress is a dual-unit build in Garden Grove — a project that turned a single residential lot into a three-home property. We delivered both units in one coordinated build: a brand-new 700 sq ft detached ADU with two bedrooms and one bathroom, plus a 478 sq ft JADU created from a full garage conversion, finished as a one-bedroom one-bathroom unit. Together, they add 1,178 sq ft of new, fully-permitted living space on a property that already had an existing primary residence.

The strategic value here is the dual-unit play. With both an ADU and a JADU completed, the property now has three completely independent residences — which means three potential income streams, or a flexible mix of family living and rental income that adapts as needs change. For investor-minded homeowners, this is one of the highest-return moves possible on an Orange County residential lot under current ADU/JADU laws.

The detached ADU was built to feel like a real home, not an accessory unit. The interior centers on a vaulted ceiling kitchen-and-living space with a skylight that pulls daylight deep into the unit. The kitchen pairs crisp white shaker cabinetry with a custom wood vertical-slat range hood as a feature element — a small architectural moment that lifts the entire space and gives it a design identity beyond "standard ADU." Wide-plank wood-look flooring, designer pendant lighting, and a clean tiled backsplash carry the same level of finish through both bedrooms and the bathroom.

The JADU garage conversion was handled with the same quality standard. We took the existing garage structure down to the studs, reframed for residential use, added new electrical and plumbing infrastructure, insulated to code, and finished it as a complete one-bedroom unit with its own kitchen, bathroom, and entry. From the outside, the conversion respects the original property's Mediterranean architecture — same stucco, same tile-roof language, integrated rather than tacked on.

Both units were delivered with full City of Garden Grove permits, utility separations, and inspections handled in-house.
