The Story
The Bixler Residence ADU was a ground-up, two-story detached build in Garden Grove — our home city. The property owners wanted to add a full second dwelling to their existing home in a way that felt intentional, not tacked-on. The finished result is a modern farmhouse-style unit that holds its own architecturally while complementing the main residence.
We took the project from permit application through final inspection entirely in-house. The two-bedroom, two-bathroom floor plan was designed to feel like a real home rather than a compact rental — open-concept living, kitchen, and dining on the main level with both bedrooms and bathrooms thoughtfully placed for privacy. The vertical white siding with black trim gives it a clean, contemporary exterior, and the custom front door with a round window became the signature detail visitors notice first.
The kitchen is where the build really shows what a properly-finished ADU can look like. Custom cabinetry, quartz counters with a waterfall island edge, pendant lighting, and a full stainless appliance package — the same finish level we'd put in a main-home remodel. Open to the living area, it makes the space feel generous even at ADU scale.
Both bathrooms were finished to match. The primary has a walk-in tile shower, a floating vanity with a designer round mirror, and modern fixtures throughout. The secondary pairs a full tile surround with a floating vanity of its own. Walk-in closets with barn door hardware in both bedrooms add storage without eating usable square footage, and the LVP flooring runs consistently throughout — durable, beautiful, and the right material for a build meant to last.
Architectural details like the arched pass-throughs between zones and the subtle dark accent walls in the hallway give the unit a designed feel you don't usually see in ADU construction. Delivered with full permit closeout through the City of Garden Grove, separate metering, and a finished landscape package that integrates the new unit with the original property. A turnkey second home on a family lot — exactly what a well-executed ADU build should look like.
