This Costa Mesa project was a full ground-up build — taken down to the dirt and reconstructed from scratch as a 5,000 sq ft Colonial-style residence. The brief was clear: a timeless architectural statement with the layout, finish quality, and durability of a modern custom home.

The biggest lift on this build wasn't the house itself — it was the public works scope. New street improvements, utility upgrades, and a full permit package all had to move in lockstep with the construction schedule. We coordinated every approval, inspection, and trade in-house to keep the build moving without the stop-and-start delays that typically hit projects of this size in Orange County.

The architecture leans into true Colonial detail — symmetrical massing, detailed siding, and a covered entry that anchors the elevation. Inside, we held the same standard across every finish. The kitchen is built around a double island with full-height inset shaker cabinetry, premium appliances, and a layered designer lighting plan that keeps the space functional during the week and presentation-ready on the weekend. Wainscoting, custom millwork, and finish-grade trim run through the main living areas, giving the interior the same architectural weight as the exterior.

The bathrooms were finished with marble-look tile, custom vanities, and a clean, elevated fixture package — restrained rather than flashy, built to read well for years. Outside, site development included a new swimming pool with built-in jacuzzi and a full outdoor living scope, completing the property as a true entertainment-ready home.

Delivered as a fully integrated build — design, permitting, construction, and public works all managed in-house — with quality control and long-term durability driving every decision. A flagship project for the FGRED portfolio.
