Concord is a three-bedroom, two-bathroom, two-story 1200sf ADU in Fullerton, CA — and a project that reframes what accessory dwelling units can be. This isn't a garage conversion or a budget add-on. It's a fully designed, fully permitted residence built from the ground up with the same level of material intention and spatial thinking FGRED brings to primary home remodels. Every finish, fixture, and detail was specified to read as a home — not an afterthought.

The moment you step inside, the two-story open volume announces that this is something different. A soaring vaulted ceiling draws the eye upward and anchors the main living space with genuine architectural presence. Hanging at the center of it all is a double-ring wood and brass chandelier — a statement lighting piece that sets the tone for the brass and black hardware language running throughout the entire unit. The black iron staircase with decorative spindles rises through the double-height space and doubles as the home's most visible structural feature, visible from both the kitchen and living area and composed deliberately as such.

The kitchen is where Concord earns its identity. We designed it around a two-tone cabinet system — cream shaker uppers paired with warm natural oak lowers — unified by brass bar pulls throughout. The grey quartz countertops run continuously across the perimeter and over a full kitchen island with substantial drawer storage. But the defining move is the backsplash: a full-field geometric patterned tile in white with black linework, each tile carrying a different hand-drawn geometric figure — stars, diamonds, compass shapes — that creates an art installation effect across the entire cooking zone. It's the kind of specification decision that separates a designed kitchen from a built one. Floating natural wood open shelves frame the window above the sink, and a pair of black cone pendant sconces on brass arms add warmth and editorial detail overhead.

The primary bathroom was built as a full retreat. A frameless glass-enclosed shower is finished in large-format diagonal marble-look tile with a pebble stone mosaic floor and matte black rain head and handheld — a material pairing that's tactile and refined at the same time. Adjacent to it, a freestanding soaking tub sits against a tiled wainscot wall with matte black deck-mount fixtures. The vanity runs the full width of the room: wide-plank oak cabinetry with multiple drawer banks, a grey concrete-look countertop, brass faucets, and a full backlit LED mirror. Every hardware piece in the bathroom is brass — a deliberate counterpoint to the matte black fixtures in the shower and tub that gives the room its layered, considered quality.

The three bedrooms are finished with warm wood-look flooring, clean white walls, modern low-profile ceiling fans, and proportional windows that bring in strong natural light. The spaces are quiet, uncluttered, and built to accommodate a range of uses — from primary occupancy to long-term rental.
